WHAT WE COVER

Deck Installation Services
Across Seattle

We define all six parts of the Seattle deck installation scope before work begins. Your written estimate spells out the included work, and your workmanship warranty terms are written into your agreement.

We spell out the project scope in a written estimate before work starts, and your warranty terms are written into your agreement.

01 / DECK INSTALLATION

Site Assessment & SDCI Permits

Assess soil bearing, slope, drainage, access and the relationship between deck and house. A permit-ready plan may need structural drawings and site information. Permit filing and city approval are separate steps, and we build both into your project schedule. Confirm the actual scope with Seattle SDCI Tip 312. The city identifies decks more than 18 inches above ground and roof decks as permit triggers; environmentally critical areas can add requirements. Do not count on a blanket 30-inch permit exemption. Current fees, review time and required drawings must be checked for the application.

02 / DECK INSTALLATION

Engineered Footings

Have the foundation designed for the loads and site. Concrete piers and helical piles are options to evaluate where suitable, especially for saturated or hillside conditions. Footing depth is not one-size-fits-all; dimensions, bearing and placement must follow the approved design.

03 / DECK INSTALLATION

Framing & Ledger Attachment

Specify pressure-treated framing with the treatment category suited to exposure, plus compatible joist tape, flashing and connectors. Ground-contact-rated lumber is required where the actual use demands it, rather than because every framing member is identical. Specify ledger attachment separately from lateral-load connections. Simpson Strong-Tie DTT2Z is a tension-tie option for a designed lateral-load connection, not a universal substitute for the ledger fasteners or an automatically strongest system.

04 / DECK INSTALLATION

Decking & Hidden Fasteners

Compare Trex, TimberTech AZEK, Fiberon composite, Western Red Cedar and IPE hardwood by exact product. Hidden fasteners can provide a clean surface where approved; perimeter boards and stairs may need different details. Confirm joist spacing, board gaps and fastener compatibility before installation.

05 / DECK INSTALLATION

Railings & Stairs

Plan cable railing, glass balustrades or composite balusters together with stairs and structural attachments. Seattle’s residential guidance calls for guards above the applicable 30-inch fall-height trigger and at least 36-inch guards where required. A 42-inch specification can apply under other project/code conditions; elevation alone does not establish one universal rule.

06 / DECK INSTALLATION

Finishing & LED Deck Lighting

For cedar or hardwood, choose an approved stain or sealer and preparation method for the exposure. Evaluate waterfront or marine-use claims by the actual coating instructions. Coordinate optional LED riser/post-cap lighting, electrical work and planter integration, then prepare the completed assembly for required SDCI inspections.

SIGNS YOU’RE READY

Is Your Home Ready
for a New Deck?

A new deck can create a place for dining, entertaining or everyday outdoor living. These seven situations help define what to bring to a Seattle deck installation consultation.

Pressure-treated deck frame prepared for new decking

Deck materials and construction details to consider for your project.

01

Your home has no deck and you want outdoor living space

Start with the door location, available yard, circulation and how you want to use the space. Include stairs, privacy and usable furniture clearances in the design.

02

Old deck has been torn down and you need a fresh build

A cleared site still needs a foundation and permit review. Record the former deck footprint, remaining supports, access and any demolition work still required.

03

Want to add a multi-level or rooftop deck design

Multiple levels and rooftop decks bring specific loading, drainage, access and approval questions. Establish the structural and roof constraints before choosing finishes.

04

Need a deck for entertaining, dining, or hot tub install

Dining furniture, gatherings and a filled hot tub create different planning needs. A hot tub requires a specific structural load assessment; ordinary deck framing should not be assumed suitable.

05

Selling soon and want to add value before listing

Discuss the scope with your project and real-estate advisers. A replacement or addition can change how buyers use the home, but no fixed resale gain is promised.

06

Want a deck that survives PNW weather for 25+ years

Treat a 25-plus-year target as a planning goal, not a blanket lifespan. Product selection, detailing, exposure and maintenance all affect long-term performance.

07

Looking to upgrade to composite, Trex, or premium hardwood

Compare Trex and other composite collections with cedar and IPE hardwood. Include board color, railing compatibility, fastening, maintenance and the written warranty.

Discuss your deck installation options.

Describe the property, existing deck and preferred timeline. We’ll confirm a visit time that works for you.

SEATTLE PERMITS

Do You Need a Permit
to Build a Deck in Seattle?

Most new decks in Seattle need a permit, and most need only the quick subject-to-field-inspection permit. Seattle’s building department (SDCI) requires a permit in these three cases, and we tell you at the free estimate which one applies to your deck.

01 / HEIGHT

More than 18 inches above the ground

Measured from the ground to the deck. Lower decks do not need a permit unless one of the next two cases applies.

02 / ROOF DECKS

Built on top of part of the building

Every roof deck needs a permit, and it goes through the full addition or alteration permit.

03 / CRITICAL AREAS

In an environmentally critical area

Such as landslide-prone or flood-prone ground. The city visits the site before any permit application.

04 / MOST DECKS

A quick field-inspection permit

Most Seattle decks need only a subject-to-field-inspection permit. The full addition or alteration permit applies above 8 feet, with beams 14 feet or longer, solid decking or more than 750 square feet.

We check the permit at your estimate.

If your project needs one, it goes into your written scope.

PACIFIC NORTHWEST DECK INSTALLATION

Built for Seattle
Rain, Moss and Salt Air

Rain, evergreen shade, seasonal freeze–thaw conditions and Puget Sound salt exposure all belong in a Seattle deck installation assessment. Moss and slow drying can hide moisture problems around board ends and structural connections.

For shaded or north-facing decks in Fremont and Ravenna, inspect moisture retention and ventilation. Waterfront properties around Magnolia and Alki may need additional attention to corrosion. Sloped or elevated sites in Queen Anne and Capitol Hill call for a close review of supports and access. We confirm the actual conditions at each address.

  • Compatible stainless or coated fasteners. Select for the lumber treatment, connector and exposure.
  • Appropriately treated framing. Use ground-contact-rated material where the assembly and exposure require it.
  • Joist and ledger moisture protection. Detail flashing, drainage and protection tape as part of the repair.
  • Finishes suited to the site. Confirm any marine-grade or waterfront coating against the product’s approved uses.

Plan for repeated Seattle rain, shade and drying conditions at the actual property. Specify corrosion-compatible stainless or coated fasteners as part of the complete lumber, connector and exposure design.

Deck installation in Seattle starts at $18 per square foot for wood or cedar and $28 per square foot for composite. Railing starts at $20 per linear foot and stairs at $31 per step, with up to 25% off qualifying projects. Your exact price comes from the free on-site estimate.

We price Seattle deck installation around the area, height, foundations, access, material, rails and engineering. For a 300 sq ft / roughly 28 sq m deck, we can compare cedar, Trex Transcend and IPE with the same footprint and structural assumptions. A multi-level layout adds stairs, connections and access work that need their own allowances.

Your written Seattle deck installation estimate should identify the board collection, railing, foundations, labor and permit responsibilities. Let’s work through those choices together so you can compare complete scopes.

Decks more than 36 inches above the ground count toward your lot coverage, which is capped at 50 percent of the lot in neighborhood residential zones. Decks over 750 square feet need a full addition or alteration permit. We check your lot at the estimate.

Ask about your deck ↗

Yes. The on-site estimate is free and comes with no obligation. You get a written price and decide on your own time.

Ask about your deck ↗

Tell us the size of the deck and what you see, and send photos if you have them. That is enough to talk through the likely scope on the phone. The exact number comes from the free visit, because rot, footings and framing hide under the boards.

Ask about your deck ↗

If your project needs a Seattle permit, we tell you at the estimate and include it in your written scope. Most decks need only a subject-to-field-inspection permit from Seattle SDCI.

Ask about your deck ↗

We can discuss separate dates for design, permitting, material ordering and construction. A 300 sq ft installation, multi-level deck and hillside build need different work sequences. Let’s establish the site-work duration after reviewing access, engineering and the material order, with permit review allowed for separately.

Site conditions, engineering, permit comments, inspection availability, weather and deliveries determine a project-specific schedule.

Ask about your Seattle deck installation ↗

Ask the quote to identify six categories: materials, labor, SDCI permit work, structural engineering when required, joist tape and specified Simpson Strong-Tie hardware. Also clarify access, disposal, lighting and the final railing specification.

If an old deck remains, we can price demolition, disposal and site clearing as separate parts of your installation estimate. Tell us about access and any surfaces or landscaping that need protection.

Ask about your Seattle deck installation ↗

Confirm the actual scope with Seattle SDCI Tip 312. Seattle identifies decks more than 18 inches above ground and roof decks as permit triggers; environmentally critical areas can add requirements. We can discuss the applicable drawings, review and inspections for your property.

Permit fees depend on the actual application. Agree with us who prepares drawings, submits the application, responds to corrections and schedules inspections, with those responsibilities recorded in your scope.

Ask about your Seattle deck installation ↗

Compare Trex Transcend composite, TimberTech AZEK PVC, Western Red Cedar and IPE hardwood by exposure, appearance, care and exact product warranty. Waterfront and roof-deck assemblies also need appropriate drainage and fastening.

We can compare cedar, Trex and IPE for Seattle rain exposure, appearance and care. Check the selected collection’s current warranty, wood-finishing instructions and structural requirements with us; the care plan should fit your actual deck.

Ask about your Seattle deck installation ↗

For a hillside deck in Queen Anne, Magnolia, West Seattle or Mount Baker, we can discuss structural and geotechnical review, concrete piers or helical piles, access and steep-slope restrictions. The actual parcel determines which of those details your design needs.

Share the address, intended height and access photos so the design team can identify the required investigation. Do not choose a pile type or footing depth based only on the neighborhood.

Ask about your Seattle deck installation ↗

Financing options are available for your deck project; ask about them during your free phone consultation. If you plan to finance your project, get your lender’s written terms before you commit.

Ask for the cash project price and the complete financing terms separately.

Ask about your Seattle deck installation ↗

Ask for written coverage of framing, ledger attachment, footing connections, railings and stairs, together with exclusions, claim steps and any transfer rights on sale. Talk with us about the workmanship coverage for your project. Only the contractor’s written warranty establishes the duration and coverage.

We can review Trex, TimberTech and IPE material coverage separately from workmanship coverage. Match the exact product, collection, purchase date and installation requirements to the manufacturer’s current warranty, then confirm the contractor’s written terms for the agreed work.
